People are usually a bit confused the first time they visit 1 Cardale Park.
They’re expecting an office block. What they get is somewhere on the quiet south side of Harrogate, a couple of minutes from RHS Harlow Carr, surrounded by green rather than traffic. More than one person has told me it doesn’t feel like “going to work” in the way they’re used to.
That’s not an accident. It’s kind of the whole point.
Location matters more than people think
There’s a lot of talk in this industry about desks, wifi speed, meeting rooms – all the practical stuff. And yes, all of that matters, we’ve got it covered. But where you actually are all day matters just as much, and it’s the bit that gets skipped over.
Being tucked away from the busier parts of town means you’re not fighting traffic to get here, and you’re not stepping out at lunch into noise and rush. Free parking sounds like a small thing until you’ve spent years hunting for a space in town before 9am. Same with the electric car charging – more of our tenants need it every year, and it’s genuinely useful rather than a nice-to-have on a brochure.
It’s the small stuff that actually gets noticed
Nobody signs up for a serviced office because of the kitchen. But everyone mentions the kitchen eventually.
Unlimited tea and coffee, a proper lounge space, showers if you’ve cycled in or fancy a run at lunch – none of it is groundbreaking, but it adds up to somewhere people actually want to spend their day, rather than somewhere they’re clocking in and counting down.
We hear this a lot from businesses that have moved from a standard office building somewhere else in Harrogate: it’s not that the old place was bad, it’s that this one just feels easier. Less admin, less hassle, more flexibility if their team grows or shrinks.
Building something more than just desks
The bit I care about most, if I’m honest, is the community side of it. A business centre works best when it’s not just a load of separate companies who happen to share a car park. We run a programme of business and wellbeing events through the year – some practical, some just a good excuse to get people out from behind their screens and talking to each other.
That’s harder to sell in a brochure than “superfast internet,” but it’s usually the thing people end up valuing most. Someone in unit 4 solving a problem over coffee with someone in unit 9 who’s dealt with the exact same thing. That happens here more than you’d expect from a business park just off Beckwith Head Road.
